SunCal and Davidson Communities Form Joint Venture for Delta Coves Marina Community in Sacramento River Delta
Development is First Luxury Waterfront Community in Delta in Three Decades

Bethel Island, Calif. (March 1, 2016) – SunCal, one of the largest real-estate development companies in the U.S that specializes in large-scale, mixed-use master-planned communities, has entered into a joint venture with luxury-home builder Davidson Communities to build residences in the Delta Coves marina community on Bethel Island, Calif.

SunCal is the master developer for the 310-acre project in the Sacramento River Delta. Davidson Communities will offer four models of high-quality homes featuring spacious floor plans, innovative features and the superb attention to detail, design and craftsmanship that the company is known for.

Delta Coves will feature 494 upscale, single-family waterfront homes along a man-made lagoon; each home will have a private dock providing boating access to the Delta and San Francisco Bay. The community will also feature an additional 38 townhomes and 28 cottages. Amenities include a 130-acre marina with 230 slips, and a 4,500 square-foot community clubhouse featuring a fitness center and swimming pool.

Extensive excavations, grading and engineering by SunCal created a navigable waterway that provides boating access to the Delta’s waterways and beyond. Working closely with government agencies, SunCal breached a river levee, creating a 160-foot-wide passage through the levee and forming a channel between the marina and the Delta. The marina basin was dredged to 21 feet below sea level.

The final stages of preparatory infrastructure work are continuing as the development prepares for home-building to break ground in the second quarter of 2016. Utility lines involving water, gas and a chemical feed facility are being installed; additional work includes the construction of a sewer lift station and an emergency generator. Offsite trenching is extending an 18-inch-wide water supply pipe 1 ½ miles to reach the new community from its current termination point.
